The Effingham County Chamber recently welcomed You and Me 2022, LLC as a new member.
Effingham, IL – March 25, 2026 — Founded by siblings Kelly Butts and Tim Schuette, You and Me 2022, LLC specializes in renovating distressed residential properties and transforming them into high-quality homes throughout Effingham. What began as a single renovation project in 2020 quickly developed into a successful and repeatable model focused on improving local housing and strengthening neighborhoods.
Guided by their mission of “Making Effingham Beautiful One House at a Time,” the team has completed full renovations on 16 homes to date, each finished with a focus on quality, consistency, and long-term livability.
Butts brings a strong background in real estate as a licensed Realtor, certified residential appraiser, and MBA graduate in business management. Schuette, a licensed electrician, contributes extensive construction expertise with a focus on problem-solving and project execution. Together, they combine their skillsets to efficiently manage each project from start to finish.
In July 2025, the business expanded into commercial real estate with the acquisition of the Zehner Building in downtown Effingham. The nearly 20,000-square-foot property is home to nine tenants and is currently fully leased. The owners plan to continue investing in the building, including future exterior renovations, as they grow their impact in the community.
With their work now extending beyond residential projects, their mission continues to evolve—making Effingham beautiful one house, and now one building, at a time.
